At those rates, I would hazard a guess you leased early 2021 or before.

My MAtH is DA bess MaTH! I don’t understand the people who lurk and post here who seem hell bent on NOT using a broker.
Not only is most of the work already done for you, but they can almost always get you a better deal than you can get on your own, regardless of how much time you put into negotiating. Even if you can get the same deal, how much is your time and frustration worth?
$500 seems more than reasonable to get a deal with way less hassle that will almost always beat the local market offers unless you’ve reached master LH level or are lucky enough to be leasing in a super buyer friendly market. Which we are definitely not in now.
