I think a little bit of this is tied into just being a salesperson taking advantage of low risk / low cost way to market whatever they happen to be selling. Cast a wide net, vet the buyer to gauge interest and ability to close on the transaction and tailor your response.
FBM / CL / Nextdoor are all low cost ways to reach a larger though un-targeted audience. Either scroll on phone for an extra 5 minutes or take 5 and create a post on what they are selling.
