Mid $400s Lease SUV in Texas Possible?

Are 3 row SUV leases in the mid $400 range even remotely possible in Texas anymore after $0 out the door? I have leased 4 Mazda CX9s for mid $400s out the door and now that I am looking at ‘deals’ on LH, I haven’t seen anything close to this in Texas for any Mazda or any 3 row suv.
Are leases just trash now in Texas? I am considering buying a car if I can’t get a mid $400 deal on a 3 row SUV. Getting very frustrated with this Texas market and super inflated prices for a cheap state

Are you targeting vehicles with tax credits? Texas taxes have always been a head-wind for leasing

Man, I just want a good deal and if tax credits can get me there that’s great.
But I’ve even received preliminary quotes from ‘brokers’ who post on here (the one’s that post there excel sheet or have you email them what you’re looking for, and they work for a dealership) and their numbers are ALWAYS atrocious. Why do leasehackrs here even deal with them?

If you’re returning a CX9 lease then a CX90 is your only possibility AFAIK: Otherwise effective $400 isn’t possible even in lower tax-on-lease states, let alone anywhere taxing leases at 6.25% of the selling price.

I don’t have any preference and just want any 3 row SUV. Santa Fe, Volvo, Pathfinder, Highlander etc

3 row for 400’s? IDK about that…Probably not even an EV is going to touch that.

What was the MF on the last 4 Mazda leases? At first glance between that, higher MSRP, perhaps less incentives & dealer discount than in historical times is most likely the cause for the price increase.

A neighbor recently picked up a CX-5 w/ a promotional 0.9% rate. Maybe see if that is still around for financing on a CX-9.

Even with that rate you are still looking at the 400s effective. There isn’t much rebates on the gas models.

Are you all suspecting this isn’t possible period, or just solely in Texas? As I see others on here getting great deals like this left and right, but not in Texas

Are you saying the good deals are EV or are gas?

EVs have incredible deals right now. (Blazer is at $300)
PHEVs (Like the Mazda 90) do. But not at $300 level
Gas ones don’t so if you want $300 you are going to small models maybe like the CX30 (Though I think that’s $400).

The EQB could have been had for that budget, but it has a useless 3rd row.

This is what I recently received on LH by one of the TX brokers (or a sales rep who works at dealership) who supposedly has good ‘deals’. I honestly do not see how this is near a good deal.
Seriously, how in the world is this even decent?

Someone prove me wrong that this is a good deal worthy of being able to advertise on LH.

9% off on a Highlander is pretty good BUT you might notice there are no rebates listed, hence it’s a sucky price.

So if you want a Highlander, it’s a deal, if you wanted a Blazer, that’s a crap deal.
