UT: Lookin to lease Nissan Ariya evolve+ awd. First timer

I decided to give leasing a try after learning how it works, and all of the rebates that lower the spread between the purchase price and the residual value. On these EVs it really seems to make a lot of sense. So we went around drove a bunch of cars, and the better half likes the Nissan Ariya Evolve+ AWD.

I’ve been learning to use the Leasehackr calculator, and have gotten MF, residual value and incentives for my zip code from the guys over at Edmunds (thanks guys).

So, I want to make a couple offers to dealers here. I’ve never bought or leased a new car before, was always an old school bimmer guy.

This is what I have come up with so far. Am I in the right ball park here? Is the best way to proceed to plop this into a spreadsheet and send it to the sales manager at a couple different dealers?
“Hi, My name is ____ and I’d like to make an offer on your blue evolve+ awd. Here are my numbers. Ready to zip up there Wednesday if you want to make a deal?”

If you like the car and you need it asap, i would take it.

He’s asking for 12%, he didn’t say he got an offer of 12%. And if it isn’t a 2023, the incentives are different

I guess, since I am new at this, I really am asking, am I in the right ball park to make a reasonable offer, and what is the best way to present an offer to a few different dealers in the area.
