US Bank Return (Venza Lease) offered to cover 5 Payments, Waive Disposition & Wear/Tear?

Our '21 Toyota Venza Limited is due back in a couple of months. Decided to call US Bank to get final turn-in details. On the call they offered to waive the final two payments, refund another three payments, free pick-up at home/work, and waive all disposition and wear/tear if we would consider turning in early, and NOT turn in at dealer. I had them fax it over in writing, but seems almost too good to be true. The car needs tires, and doing the math will save us around $3500 when all said and done, this takes the edge of the equity we might and planned on giving up. (can’t buy it out due to a complicated relationship issue). Am I missing anything here, anyone have experience with this?

If you have it in writing, then it’s good!

Wouldn’t normally recommend leaving any equity on the table (or, to begin with, to lease a high-resale vehicle if equity extraction is going to be difficult), but if that’s your best exit strategy then go for it.
