Toyota Tacoma TRD Sport 2019. Is this a good deal?

First time leasing and new to forum. I have been reading for weeks and I am grateful for all the information and knowledge. Emailed internet sale manager and this is revised quote I got after the first one was a none starter. What do you all think?

2019, Toyota, Tacoma, TRD Sport
MSRP: $39,XXX
Selling Price: $36.8XX.XX after taxes and fees
Rebate: $1750
Monthly Payment: $327.XX
Drive-Off Amount: $327.XX first month or 0 DAS

MF: .00155
MSD: Not allowed with lender.
Residual: 80%
Region: Denver

TFS with MSD x 9 did not save me any money because they could not use all the incentives and rebate, so the selling price was higher.

Selling price includes rebate? Shoot for 12% off plus rebates… thats a start
