I was looking all over the board for this lease. Originally looking at x7 and GLS 450 loaners, but I really wanted under 800 per month with 0 down. Almost got there on a GLS, but hit a hard wall on the discount they were willing to give.
Anyway, i started looking at any luxury SUV with a low MF and figured i’d try with these IX’s and this is what I got:
MSRP: 79,475
Discount: 8,000
Rebate: 11,600 (Includes CO only 5600 EV Credit)
Sales Price: 59,125
MF: originally had it at about .0015 and I think they ended up around .001 (Couldn’t get to buy rate)
Residual: 54%
Monthly with tax: $690

I was going to say this seemed impossible until I saw the MSRP and that you are in CO. Having a near-base sticker and those CO state EV rebates definitely helps (you should probably mention somewhere in the post that some of your rebates are only for CO residents).
For what it’s worth, the max it could have been marked up (at least in real life, on the contract, was, .0012, so if you got .001, that would only half of max markup.
All in all, solid deal, especially in a state where it’s not that easy.

$860 - $156 = $704 so pretty close to OP deal.

But I did pay $2,600 at signing…. But not as a cap reduction.
Congrats on the car, but the CO rebate is not $5600. The iX gets $3500 plus another $600 for assigning the credit to the dealer at the time of purchase minus $250 admin fee that the dealer charges for giving you the credit upfront.
