Just signed this deal, still not sure whether it is good or not, it’s the best deal I had. MF is 0.00133, but dealer gives me additional $750 discount on selling price, so it’s 11% off with MF 0.00133, or 9% with MF 0.00093.

Your calculator is showing $0 in incentives with them presumably rolled into the discount rather than properly itemized. That will give incorrect pricing as it doesn’t properly tax the incentives and makes it difficult for others to compare pre-incentive discounts.
