Most of the brokers have been around 10-11% pre-incentive discount on custom orders like this for a bit now.

Like Jeff said, went through a broker - Nyclife.

I tried shopping on my own for months the best I was getting was 4 or 5% off

Well I do live in a hugely competitive area and I’m looking to lease in December so I think things will align well and I won’t need a broker
