Residency restrictions question. NJ lease for my 2nd home, but CO resident

Hi. I’m a resident of CO but spend significant time at a 2nd house that I own in NJ. I’ve seen some deals say that they are open only to “residents” of certain states, like NJ. But do they really mean legal residency? That is, can I get a lease in NJ for my NJ place while being a resident of CO? FWIW, I still know my old NJ driver’s license number even though it’s been inactive for 20+ years.

Is this residency situation a problem? I understand that I’d have to get insurance in NJ and register in NJ and all that, just wondering if the leasing process itself gets complicated.

It’s more about they or their dealers don’t want to deal with faraway states and the multitude of different regulations and processes.
