This is what I get in the calculator based on the numbers you provided. Do you qualify for any rebates? I see there are conquest and loyalty rebates available. It looks like the dealer has marked up the Money Factor in order to offer such a big discount. Assuming that discount is all dealer discount and no rebates baked into it.
Is there a specific reason you’re tied to this vehicle? I’m not sure many on here would pay $500 a month for this. Are you open to other vehicles? What are your requirements?
Other SUVs which are leasing better include some PHEVs which provide a lot more bang for buck IMO: check out marketplace for Mazda CX-70/90, Sportage/Tucson PHEV, to name a couple.

I am looking for an SUV preferably gas or PHEV. No preference on size. I am simply looking for the absolute best lease deal 24 to 39 months, 12k miles.
You have a few options. Take a look at the marketplace, broker listings, etc. and you’ll get an idea of what is leasing well in that segment.
