I’m wondering if my expectations are unrealistic or am I just looking at the wrong vehicles/dealerships. Im searching for a midsize suv comparable to the interior size of an atlas or highlander that I can lease for under $500 a month with zero down. Ive gotten numbers for several vehicles and they all exceed $600 a month. Is this an unrealistic expectation for the size of car I’m looking for? If not, can you tell me which vehicle is doable at this price and/or dealership you worked with that accomplished this? Im in CA central valley but can easily get to the socal/norcal area.

My wife’s Buick envision is due back in two months ($383/month) and we need a bigger car with our growing family. 1.5 year old and another kid coming. Would love third row.
Open to options and demos are an option for the right price. We receive VPP and supplier pricing from our employers (Teacher & JPMC). Need 10k per year and no more than 39 month lease.
