And OMG on the payments for the mortgages.
I sold everything to afford the income property except the motorcycle.
According to my math, I can get a new vehicle in about 8 years.
I put an additional $2,000 per month in an investment account so when that equals the payoff of my personal mortgage I can wipe that.
The first income property I have is owned outright and I charge $3,200 a month. I just pay property taxes HOA and insurance on that (have 6 months rent saved separately). The remainder gets thrown on the BIG mortgage. $8,733 is the payment but I charge $13,500 in rent. The excess gets paid towards principle (6 months saved here as well as an rainy day fund).
If EVERYTHING works out I should get myself a new car for my 40th birthday lol
