Doesnt really matter what the deal breakdown is. You need to start by working out what your target lease should cost before talking numbers with dealers.
If you ever find yourself with a dealer offer in front of you, wondering if it’s a good deal, you’ve put the cart WAY before the horse. It is impossible to effectively negotuate if you dont know where youre trying to get to.
Forget about this dealer’s offer for now, take a step back, and establish a target deal. Only then should you consider talking to a dealer to find someone to do your deal. Right now, youre just asking them how much they want you to pay.
