Isn’t there something like $3.5k in incentives on the M3? They’re also marking up the MF. You’ll also want to get sales tax credits to knock the tax down to ~1% instead of 6.25%
You’ll need to canvas a lot of BMW dealers in Texas to get a good deal. I think I approached about 10 before I got 12% discount on my X5M. Use cargurus.com to target older stock and target smaller dealers like Tyler or League City.
In the end Tyler had the best price. I had better numbers from out of city dealers, my theory is they struggle to sell their higher end vehicles and with lower operating costs are happy to discount more heavily.
Cargurus was a key tool as the 2 best offers I got were on vehicles that had been on the dealers lot for 4-6 months. Houston dealers, Dallas/Plano, Austin, etc were a waste of time for me, but if they have older stock that’s sat there they might have better deals.
This sounds like a horrible deal. Only 4% off and an inflated MF. Where are the rebates? The 1% rule is possible with the M3 Comp. Try and look out of state. I’d ask for 10% off at least and look into the rebates. MF is 0.00188.
I don’t think 700 a month is realistic on an 85k m3. Find one with comp under 80k and target 13% off before incentives. Even then without loyalty and tax credits I don’t think you’re there.

You can also get $500 rebate with BMWCCA. That gets you to around $850p/m with zero down and 1% aim.
You need to be shooting for over 10% before incentives (without the comp package I would be looking for 15). Also you have no incentives in your calc. Check edmunds likely 3500 base incentive. Lease support ends this month so now is the time to shoot for the moon.
Also it always amazed me that at this time(near end of lease support), some dealer still quote this kind of shitty deal…feels like they intentionally don’t want to sell the car …
