Honestly this form saved me a lot of headaches and time. It made some of dreams come true that i never thought would be achievable.

The funny thing about being a Real Estate Landlord is that objectively speaking, your renters are actually not your customers which is why many tenants and landlords have contentious relationships. The tenant thinks they are paying so much rent that they deserve more yet the landlord isnāt making much money on the rent so that repairs and upgrades cost a lot in terms of cash flow.
Economically speaking renters are being subsidized by a variety of people including the federal government (tax breaks/low interest mortgages/section8/etc), other investors and stakeholders.
You make a ton of money on the appreciating value of your real property. No tears being shed from anyone that you got paperwork and maintenance work orders to deal with.
Thatās the problem. When landlords donāt have cash, how are they supposed to pay for things. (Yeah yeah yeah, theyāre supposed to have reserves and other shit, but then again, EQS werenāt supposed to go for 3xx a month either according to benzandbowties)

Section 8 rentals is easy af. Find a cheapass house in the midwest with high rent to home price ratio. Make sure its not a criminal neighborhood but blue collar working families. Congrats, now buy the house and get a section 8 tenant inside.
You wanna be near that city too so you can self manage. Which is the biggest problem for me. Like am I really going to move next to @bumboola and subject my kids to Flint Tap Water?
