Lease Agreement Check - 2025 Rx450h+ one pay lease to purchase in TX

Planning to buy 2025 RX450h+ this week at MSRP $77504/-.
Usually I pay cash but wanted to take advantage of $7500 lease credit. I have never done lease agreements, so please check the agreement to see if I outright buy it a week later are there any gotchas ?

In TX with one pay lease the dealer said the taxes are 1.5% instead of 6.25%.

Why are you paying sticker? Other states have these at like $4,500 off before rebates

This is simply horrible deal. You are paying the equivalent of $1000 a month for a vehicle that should be much less.

I have checked all dealers in the 5 hr driving distance and none are available even for test drive and most are reserved before they get on a boat in Japan. I think Lexus is shipping more to the coasts. I do see some deals in the east/west coasts but not really looking that far out.

I plan to pay off the lease as soon as possible so trying to understand the payoff cost and any penalties hidden in the contract.

OTD = DAS + Payoff

DAS = 36K
Payoff = RSV + (Rentcharge / (36*30))*NumDays
= 44K - ~8K + tax(6.25%) = 36K + tax

OTD = 36K + 36K + 2.2K = 74.2K

Is the math correct or are their any hidden fees I am missing ? maybe disposition fee of $350

The question I have is how TX is going to handle the taxes. Is it going to be on the buyout price or total value of the vehicle when you purchase it? In MD we pay all the taxes upfront on total purchase price and don’t have to pay again if we buy out the lease. Here you are buying out the lease very quickly so I wonder if TX is going to see this as a tax avoidance issue and charge you 6.25% on the value of the vehicle. The rest of the calculation is pretty close, although the rent charge is probably a little different. Delta is the expert here in calculating these payoffs, so maybe he will weigh in.

As I understand it Texas normally charges taxes for the Adjusted Cap price upfront for a regular lease. This dealer is charging no taxes if we do a one pay lease which will save me around 4.2K. I will still need to pay taxes on the RSV when I pay it off in few days.

Apparently the dealer said this is very common in Texas but not all Lexus dealers seem to offer one pay lease tax credit.

You’re paying full MSRP - so regardless this is not a good deal. Ask for another $5k off.

This 1pay lease contract makes a lot more sense than my TFS 1pay lease. I don’t know much about the car, but the numbers make sense.
