I am second guessing my self on signing off on this deal. After contacting tons of dealers, this was the best i was able to get down too. Should i sign off on this deal? I contacted some brokers as well and no one has gotten back to me.

Go to Edmunds forums and ask what incentives are and for your desired lease program the residual and money factor.

At face value 8% discount is bad even if it was pre incentives. I am assuming there are some incentives in this car so that the pre incentive discount is even worse.
target 10-12 % preincentive discount or ask a broker to help you for a small fee in comparison to the thousands they will save you on a car this expensive.
Is 10 to 12% off MSRP before incentives reasonable with supply being reduced at the moment? I know before supply dwindled down that was something that people were getting. Just don’t know if it’s realistic at this moment.
Good question. I don’t know. Can only figure that out by asking dealers and looking at broker sheets.

But my 2 cents, this high end price range has been less impacted.
I have a friend that sells Lexus in the Dallas area. He said their sales are only down minimally but supply is very short. Which usually means less dealer discount. OP is in Jersey and they had tougher restrictions on being open during Covid so supply may be better in that area vs Texas where I am.
Tell them what you want. Be clear about it so there isn’t room for misunderstanding. If they say no, move on. Be reasonable in your requests. If you are trying to get 11-12% off, don’t ask for 18% and hope they’ll meet you in the middle. There isn’t a secret handshake or anything.
So basically - based on better deals posted here, the suggestion is just show those cards and say what discounts, incentives, MF etc you want. And shop until you get that? As opposed to asking for their best offer and then asking for them to meet the above?
That’s my preferred method. If I’m asking a dealer for a very aggressive offer, they’re not making much money on it. As such, I make them do as absolutely little work as possible. My last few leases have been done in two emails. One to confirm the specific stock number is still available, and then I make an offer breaking out exactly what I’m looking for, and tell them if they can meet those terms, I’ll be there in an hour to sign. And when they do, I go sign.
Some dealers are turned off by a buyer being that specific with terms, so there’s no guarantee it’ll work. Also, you have to be damn sure of the validity of your numbers. Nothing will shut things down quicker than trying that approach and having your numbers wrong.
Actually your discount of 8.1% pre incentive is in-line with the broker deals i’ve seen lately on the X5 M50i’s. Discounts have dropped quite a bit bc of inventory shortages. Had you done this end of april/ early may you probably could’ve scored 11% off; which seems impossible for a while, especially on desirably specced out cars.
Also which brokers did you reach out to? Some are more responsive than others. Typically unless you follow the format for inquiries they have laid out, the don’t reach out.
Regarding your deal…
You have $0 as incentives…I think the incentives total out to $2500.
If the discount you have is post-incentive then this is a pretty bad deal as brokers can do 8-9% pre-incentive.
Also why not go X5M Competition? You’re shelling out $1250, add $250 and lease a far superior vehicle? The differences between the M50i and the X5MC are substantial!
