So I have been trying to hold out for the 2020 Highlander but from what I am hearing now they aren’t going to be available until January-ish. I need to get something ASAP as my lease is up in a few days. I was hoping I could get some advice on what would be the best 3 row SUVs to lease and help with numbers and add ons. I’ve looked at so many and have read the specs on them all that I am actually just confused at this point! I’ve been browsing Leasehackr for a couple weeks now and although I’m pretty intelligent and a numbers person, I’ll be honest I’m overwhelmed and confused by the numbers and lingo…I think it’s my A.D.D. and Holiday stress fogging the brain!
A little background: I have a large family (5 kids…4 still at home) and live in MA. I’m currently leasing a Sienna but I’m over the minivan and want an SUV. Features I would like are AWD/4WD (this is actually a must have), heated seats are a must have as well (massaging seats would be wonderful too as I have back issues), heated steering wheel, Android Auto/Apple Car Play, wifi, emergency braking, forward collision warning, blind spot warning, auto high beams, rear cross traffic warning, keyless entry, remote start, enough oomph too haul all of us occasionally (it’s rare that we are all in the car on a regular basis but need that 3rd row for when we are) 360° camera and heated mirrors. I only need 10k-12k miles and would like to do 24-36 months with very little to nothing down. I have a Sienna lease through TFS and only did 30k miles out of my allotted 36k. (Since I am thousands under my mileage do I receive any sort or credit or incentive towards my new lease???).
So, with all that…what do you think the best options would be for me and how much am I looking at? What’s the best bang for my buck? I am just so overwhelmed and confused at this point. Help???

There have been some great deals on xc90s available. Probably the best bang for your buck for a luxury SUV.
If you’re wanting to be more economical, pilot or atlas.
How old are the kids? It depends what size they are if you’re trying to squeeze kids back there.
If you need the room, Atlas. If you want the luxury options I agree with the xc90. The traverse has good room too but the interior leaves a lot to be desired.
I have a 2017 Highlander now and the neighbor has a 2017 Pilot. 3rd row on the Pilot has a few more inches of legroom than the Highlander.
That being said, I know 2019 and older Highlanders do not have android auto or car play. I am unsure about the XC90 or Pilot.

Kids are 3, 8, 11 and 15. Most of the time I only have 2 or 3 kids in the car at a time so I’m not TOO concerned with the 3rd row space. I’m more interested in the comfort of driver and passenger seats.
From all my browsing here it looks like I should be able to get something pretty decent for under $400…but I can go as high as $475.
Would a Tahoe be possible under $500 or am I dreaming???
Look at Traverse instead. I think it’s larger on the inside and has a more usable third row. Tahoe generally doesn’t lease well
I love my CX-9 but the suspension may be too taut if you have back issues.
If your budget is under $500 the XC90 seems like a good fit if you can stay lightly optioned?
Your wish list is pretty long. I doubt you’ll get anything under $400. Even $475 is pushing it.

I don’t know if it’s possible but the Tahoe is definitely not particularly comfortable with its body on frame design. Also it has a miniscule cargo area with third row in use and it’s use of space is generally poor. Really it’s only a practical car for people who need to tow a lot or really care about image (not driving in a SUV version of a Minivan). Also it gives up 5mpg combined to the pilot.
A pathfinder or a QX60 both have everything you have listed on your wishlist and both lease well under $500.

Qx60 does not have carplay. Tech is pretty sad and outdated, Safety is decent and the car is large and filled with a lot of great features. Darn cheap for lease Payment compared to the euro and other japanese competitors
A company called naviks makes an apple carplay you can integrate for it that you can add later. Naviks also does screen mirroring kits, video interface, etc.
Good luck to you but if i had four kids, the van would be my goto vehicle again.
Thank you everyone for your responses and advice so far. Right now I’m looking into Atlas, QX60 and XC90, none of these were SUV’s I had even considered and know nothing about. I don’t need ALL the bells and whistles I listed but if I could get them all under $500 then I would be psyched! My only must haves are AWD and heated seats. Waiting on a lease quote for an Atlas from local dealer right now. I also reached out to Mike @Bostoncarconcierge.
I’m not as good as the community as suggesting the proper car based on the wish list. Once you narrow down the list I can be the numbers guy!
