Seems like a pretty decent deal with the $5k incentive, looks like you’re getting $1k dealer discount. I doubt they would go much more off? Maybe down to 440-450 a month? Up to you if you think it’s worth it. Maybe ask for tire/rim protection. 
Wouldn’t it have made sense to post this in the other TLX A-Spec post instead of making a new one?
It’s hard for me to pass up cause of the Acura pull ahead incentives. I’m not over miles but the extra $1500 towards wear and tear will help because my front windshield needs to be replaced.
To me the $1000 discount (After the $5000 incentive) doesn’t seem great. But maybe that’s just the best in the norcal market right now.
Anyone can make a flip comment but there’s no replacement for reading all the relevant threads and knowing the benchmark

Also, don’t over estimate the value of the lease return damage waivers. You could possibly avoid full replacement and get the windshield fixed out of pocket.
$465 gets you a lot of desirable sedans these days.
Ive seen sale prices below $38K after incentives are factored in so I think you have a little bit more room here. The worst they can say is no.

Thats a good deal. Currently working on a fwd v6 tech and best i got was 399 tax included with 1000 sign off.
