Dealer says "$0 out of pocket" but lease shows $2,168 due at signing. What am I missing?

Signing a 24-month lease on a 2026 Genesis G70 and I’m getting conflicting numbers. Would appreciate a sanity check before I sign.

The dealer (salesman + email) told me: “Zero money down, we’re covering your start-up costs, $0 from you, and your $1,000 deposit refunded the day you pick up the car.”

The Acceptance/Declination deal sheet also shows Customer Cash / Out of Pocket: $0.00.

BUT the actual Genesis Finance lease agreement tells a different story:

Deal terms:

  • Selling price / Agreed value: $42,822.40
  • Gross Cap Cost: $43,572.40 (incl. $750 acquisition fee)
  • Cap Cost Reduction: $4,000 → covered by “Rebates and Noncash Credits” (not my cash, good)
  • Adjusted Cap Cost: $39,572.40
  • Residual: $31,273.20
  • Rent charge: $680.16
  • Base payment: $374.14 + $26.19 tax = $400.33/mo
  • 12k mi/yr, 25¢ overage

Amount Due at Signing (Section 6):

  • Cap Cost Reduction: $4,000
  • Tax on CCR: $280
  • First payment: $400.33
  • License/Title/Reg: $133.10
  • Sales/Use Tax: $88.52
  • Lemon/Tire/Battery fees: $8.50
  • Rental surcharge $60 + DOC FEE $1,198 = $1,258
  • Total: $6,168.45
  • Paid by rebate: $4,000
  • Amount to Be Paid in Cash: $2,168.45

So the contract clearly says I owe $2,168.45 cash at signing, not $0. The $4,000 rebate explains the gap between $6,168 and $2,168, but it does NOT zero out my cash portion. My $1,000 deposit also doesn’t appear anywhere as a credit.

Questions:

  1. Am I reading this right that “$0 out of pocket” is not what the contract says?
  2. If the dealer really is covering everything, shouldn’t line 6B(3) “Amount to Be Paid in Cash” show $0, with the extra covered by additional rebate? They called me twice to say I’m covering only monthly payments.

I would reconfirm with your salesperson that this is a true sign and drive deal for the monthly payment.

They said “yes”, you pay only monthly payment. We cover other costs. Just sign the agreement. But what I see on paper is not what they said. I should trust them blindly and just sign or try to edit agreement to see real numbers?

How did you ‘pay’ deposit? Did they actually process the $1000 payment?

But, yeah, I’m not signing that either.

They asked me to pay $1000 after I get approved for a leasing. He said in this way we reserve the car. I payed with a credit card. Yes, I see they processed the payment.

Not saying this is the case but money ‘down’ is not the same as money ‘Due At Signing’ (DAS). You could have 0 down and still have DAS money owed.

Only way I might sign this is if they document the below on a WE OWE form:

-1000 credit to customer credit card.

-No actual cash from customer is due at signing as dealer is covering cash due at signing.

It sounds like they are doing some dealership finance voodoo to get your lease signed off on, which makes the sheet look different from what you are being told. You have it in writing that the deposit will be refunded and if no payment is requested at signing, I don’t see what the risk is.

It is not unheard of for a dealer to write a contract showing a due at signing amount and then covering it themselves for whatever internal metrics or sign off

Here’s my concern. Things already feel a bit tense with the dealer. They’ve sent everything over and are waiting on my signature, and I’ve basically gone quiet on them while I try to figure out what all these numbers actually mean. So from their side I’m probably the customer who’s stalling.

They’ve already put it in writing that they don’t want any money from you.

Some dealers show cash due but don’t collect it and “short” the amount internally. It can be a legitimate thing to do for various reasons.

I signed for a car a few weeks ago that showed a 1st month payment that I didn’t actually owe.

So, just sign and stop overthinking? I didn’t expect this to be such a stressful process, honestly.

What is a rental surcharge? Never heard of that and the 1198 doc fee is huge. It would be helpful if you posted the first two pages of your lease agreement as well as the acceptance/declination deal sheet with personal info redacted. Your sales tax rate is 7.00% and MF = .00004. The 1000 deposit should be shown as a credit.

I believe that the Acceptance/Declination deal sheet has you covered. Their desking software populates the lease inception fee fields. The only way to negate those is to create the acceptance/declination deal sheet showing you owe nothing at signing. But I would need to see this as well as the lease agreement.

is absolutely spot on. These clowns don’t use the correct terminology and, yes, proper terminology is a BIG DEAL. No money down means the same thing as cap reduction, NOT money DAS.

Yep, you have it in writing that it’s zero DAS, really nothing to worry about. They just worked the contract on the backend such that it shows a DAS amount but the dealer is actually covering that. As a few have mentioned upthread this is not uncommon, happened on my last lease as well.

Yup, you’re good to sign. The deal sheet says Customer Cash: 0.00. So, you own nothing at signing. However, you still need to get your 1000 deposit. I would also ask them as a point of curiosity what the 60-rent charge is for.
