I recieved the attached quote for 2025 BMW X5. Two questions : 1. Does this look good? I am getting same RV as researched in Edmunds but planning to negotiate further on total purchase price. 2. I had asked for zero drive off and didnt able to reach 1185 using lease hackr calculator so what I am missing there. 3. Lets assume that 1185 is right, I didnt understand why 1185 should be included in the the adjusted cap cost of 67062.

You should be targeting 10% off MSRP and financing at 1.99% APR.
This is not a lease hackable car.

But unless MB is offering 1.99% APR the X5 is a better buy.
The G65 model will be in production August 2026. I have seen you mention it’s better to buy an X5 several times. Won’t this model take a big depreciation hit if you are financing, when the new model is released?
No. Depreciation assumes that and it’s already factored in.
I am now going for financing the car. This is what I recieved from my company true car which seems good to me. 10,115 off MSRP and then 1000 APR credit and then 1000 further credit for Conquest (not reflecting in the pdf). However, 3.99 is the APR and the dealer is not budging from that. With my calculation the discount and rebate is very well negating the increase in APR. I feel its good deal and want to go for that. Is there something I am missing here? Appreciate if there is quick asssement from you folks - @max_g and others. This is in bay area.

as you can see the 10115 is 13.13% below mSRP and then there is 1000 USD more rebate so that is way more than 10% discount and 2.99 APR in my calculations. Somehow, not a single dealer is honoring 2.99 APR advertised in their website - they are openly saying its a gimmick to get customers at their door. At one time, I showed a true car deal that was showing up 2.99 APR for that specific dealership, inspite of that they didnt honor it!!!
The base interest rate for CA is 2.99%. In Maryland it is 1.99%. Those CA dealers must be marking up the interest rate by 1% and (hopefully) giving you a bigger discount to compensate. There should also be $2K in available purchase incentives. I only see $1K APR credit. The other $1K is probably in the dealer discount.
This is likely the best you are going to get in CA. I think you are at the point of diminishing returns where further efforts to save a few more dollars is going to take a great deal of time unless you can find a broker that can beat this deal including their fee.
The killer for me in this deal is having to pay the taxes all upfront. With a lease I think in CA you only pay monthly on the lease payment.
You are right, seems that bay area market works really different. I was able to get the deal closed for 1262 which was another 1000 USD(total 3k including APR credit) discount so going with that.
