Deal check: 2025 ram 1500 bighorn night edition

I am located in Maryland. Went into ram looking for 36 month lease with 12,000 miles/year. They came back at me with 48 months at 10,000 a year for $721 on a vehicle with a $62,000 MSRP but after incentives and dealer discount, and factoring in taxes and fees, the adjusted Cost was 57k

this sounded like a trash deal to me, so I called a sister dealership of theirs On a vehicle that is $1000 more, at 63,000 MSRP, told them about the deal, and said I don’t want the truck unless it’s under $600. Probably a stupid move, but obviously I’m not a seasoned lease negotiator. But they came back at 599 for 42 months/42,000 miles, which to me seems too good to be true, and is slightly less than 1% of the MSRP, and I’ve read that anything less than 1.25% is a good deal. they Agreed to zero down, The total fee’s included are - tax: $3,508.80, tag/title: $342.75, and $800 processing. Supposed to go into the dealership tomorrow, what’s the chances that this is why I actually walk out paying? Do you think they’ll have any surprises for me when I get there? Thanks for the input!
