I’m not super familiar with the RZ300E market but only 5% off sounds very weak on any EV (not including incentives, just dealer discount).
Also, I wouldn’t recommend putting much of any down payment on a lease. The better use of that money is either with Multiple security deposits which will lower the money factor (interest) or investing it. Taking a higher payment is less risky if the vehicle is totalled (you can end up in a situation where you don’t get anything back from insurance if the lease is totalled).
Horrible deal! We got a 450e in April for about $300/mo effective (with 9.5% on everything/incentives - CA thing, but 7500 miles/yr). Wait for Nov/Dec/March sales if you can or look elsewhere. 300e is simply not worth $436 even with zero DAS. Besides, wouldn’t you want awd in OH?
Like you, I’m also looking for an RZ 300e. You’ll find a much better deal with Auto Ninja or other auto broker.
I got a much better dealer from a dealer in Ohio, however, it didn’t meet certain criteria for us. If interested, please send me a PM/DM and I’ll provide you the details.

Genuinely interested in knowing where can I find $436 with $0 DAS in Ohio, Pennsylvania. I’ve called all the dealers and they’re hardly offering any discount.

Keep in mind, I am one of very few people on this blog who would even recommend an RZ at any price, most will it dismiss based on the charging/battery specs. This may work to your advantage negotiating if you’re OK with that for your daily driver. Otherwise, either wait or look at other brands. GL!
Errr in Ohio I’d try crossing the river and searching Pittsburgh/Central PA believe it or not, and DMV or shipping in from NJ - you’ll likely get a better price.
Otherwise targeting aged units at bum f*#$ rural dealers is a good way to find IMO distressed merchandise to make an offer on.
No I’ve gotten 12-14% on Kia EV9s from rural dealers in midwest before - you just gotta make a strong targeted but swallowable offer to these rural GMs that can’t move EVs where people will coal roll you.
Then again some clutch their pearls and don’t move, so
I’ve called all dealerships in Pennsylvania and no one is even close to offering a lease for less than $600.
Perhaps I’m not doing a good job of convincing them that I’m a serious buyer. I’ve offered them calculators from LH showing $450 and they just don’t even want to negotiate.
