Deal Check: 2023 BMW X5 Demo / 12K Miles on it Long Island NY

Hi expert leasehackr’s or people who are knowledgeable with BMW leases!

A dealer near me has one 2023 BMW X5 with 12k miles on it and it’s a demo car that had that is ready to lease. I asked for his numbers and this is what he gave me:

White Exterior and Silverstone Interior

MSRP: $71,075
The website says selling price is $69,991 but the window sticker says $71,075 is MSRP
MSRP after discount: $64,895 (5K dealer discount?)
Sub-Total: $64,895
Fees: $213.93 (Not sure what this is)
Sales Tax: $5,624,79
Net Sales Price: $70,733,72

Here are the lease numbers:
36/10k
He is saying that this is including a $1000 rebate (I am guessing conquest since that is what I specified)

$5,536 (Out of pocket, I am guessing this is a down payment) - $1,014.37 a month
$7,500 (Out of pocket) - $953.93 a month
$10,000 (out of pocket) - $877.01 a month

All in all, I am not sure how I feel about this deal… I can lease a brand new X5 for these same prices and I am not sure if the MF is lower due to it being a used demo car… I was hoping for lower numbers, but I guess the car market is not in favor.

I have a 2024 white on coffee that is brand-new at 9% off.

I can save you $30 a month without blinking an eye on a higher MSRP. This is not a good deal.

I have to check; I think the only one without M sport is tanzanite on cognac, and they are pulling back on the discount slightly.

Yeah that’s a horrible deal. You’d be paying $41,572 to drive an X5 for 36 months, run away from this.
