BMW X5 lease 2026 frozen grey - need help with lease

First time car lease. I’m trying to find out if folks here recently got BMW X5 2026 xdrive40i on lease. I’m currently getting an offer with MRSP $81000 down to $70000 with $6000 down payment and MF of 0.0026. I have 800 plus credit score. Is this a good deal? What else shall I check for. What should my lease payment look like - 10k miles and 36 months. Can someone please share a sample lease to get a sense what additional costs to look for so they don’t add random costs. Also is sales tax on MRSP? Do they negotiate MF? Is residua value fixed?

Have you seen the broker deals on Marketplace to benchmark this deal? Have a go at the lease calculator and use it to compare.

Not all cars are hackable. The X5 isn’t right now. Either pick something else or finance the X5.

You are asking very basic questions—take the time to do some research. Look up how a lease is determined, how to use the calculator, looked up signed deals, and check out the marketplace.

Nothing hackable about the X5 at all. Hopefully the X5e gets some better support next month anyway.

With MD taxes just buy that thing.

That’s an insane discount - I went to look at this exact car/color yesterday and they were only offering $6K off with loyalty included. Do it.

You can get 10%+ preincentive on custom orders through brokers or on your own regardless of color.

Hint: not by asking the dealer for their offer.

OP’s wording is ambiguous. We cannot assume the $70k “price” is before all rebates and down payments.

That MF doesn’t make much sense because base is 0.00225. If a dealership is marking up the MF, they’d take the full MF markup to 0.00265. That being said, does this include rebates? If it does not, 13.6% off, even with the markup, is pretty strong.

The residual value is fixed. I have dealerships local to you, but we’ll need the full picture in order to find out if I can do better.

Edmunds is often wrong. The MF for a 2026 is 0.00225.

The .0018 rate that Edmunds gives is for a 2025. Can they be different?

What do you mean by pre-incentives?

I was able to verify that the base MF rate for the 2025 X3 is .0018 as stated by Edmunds. I assume the X5 is the same. On BMW’s website they have “deals” for 39 month leases where they give the upfront costs and monthly payment amounts. I plugged their numbers into the Leasehackr calculator; the only way the numbers match what is on the BMW website is if the MF is .0018.

I don’t know if that’s an accurate assumption, and which model year are you referring to?

I’m not saying you’re incorrect, but I think the only manufacturer that has consistent MFs across model lines is Porsche?

Why would this forum have any traffic if you could get a good lease from OEM websites?

Dealer discount before incentives such as lease cash, loyalty, corporate, conquest, military, etc.

The MF is different for almost all BMW models and years. The X3 MF has nothing to do with the X5 MF.
