BMW Residual Values - Can a dealer change them?

I am working on a deal for a 2021 BMW X3 xdrive 30e hybrid demo car. It has 900 miles on the clock. After a lot of email back and forth, we have got to a sale price. However in the lease quote for 36/10, it has a residual of 53%.

The Leasehackr calculator and Edmunds say it should be 56%. With the low miles, I don’t think it will change the residual much.

Is this a mistake in the quote or can the dealership change the residual?

Demos get a per-mile reduction to the rv, although 3% for 900 miles isn’t correct. Doesn’t really matter though because the dealer can’t manipulate it.
