What am I missing? How can get him to the monthly which our calculator is showing?

By using an actual lease calculation spreadsheet. Leasehackr calculator is missing many inputs and will usually not be accurate to the dollar.
maybe acquisition fee missing?

No, this is a loaner as well but with everything rolled in and for 12k miles. (Texas)
The residual you used is for a new car. Need to adjust for mileage and you should get close to what the dealer is showing.
I thought mileage penalty would be $0.25*3539miles = $885. So, I subtracted that from incetives. Seems like dealer is using 64.6% as residual.
No, you don’t deduct the mileage penalty from the incentives. That is not correct. You deduct it from the Residual Value. 64.6% seems correct.

I don’t see everything else rolled in. Acq Fees line is zero in the calculator. Are you waiving the acq fees for higher MF ?
I’m not leasing. I’m taking BMW’s owner’s choice program. It doesn’t have acquisition fees.

So, if you change the RV to 64.6% in the calculator, you get $529, which is close to what dealer is quoting.
