Have you verified rv/mf/incentives with edmunds? How does this compare to your target deal based on researched comparable deals?

The best thing you can do for being successful in getting a good deal is have a solid understanding of where you’re trying to get to before reaching out to dealers. That means doing your research as to what the current lease programs are; determining what the current money factor is, what the residual value is for the term you want, and what all the applicable incentives are for your personal situation (incentives for all, loyalty, conquest, regional, grad incentives, affiliation incentives, etc). From there, your goal is to maximize the discount from the dealer; the pre-incentive discount. By isolating the pre-incentive discount from after incentives, you can compare deals in different regions, different personal situations, and different months. You’re ultimately trying to figure out what the market is driving dealers to be able to sell these for.

Once you get those, you can structure a target deal down to the details and make the offer to the dealer. Keep in mind—as @mllcb42 would say—talking to dealers is for finding someone who will do your deal, not for finding out what a car should lease for.

I confirmed that tax was included in the price for 215 a month for 36 months. 12,000 miles/ year
If 750 upfront includes first month for 36/12 I say go for it. You could get them lower with msds unless they’re not using Toyota bank
