JM has always given a “good enough” discount for many people that don’t want the headache of negotiating. But they can most certainly be beat in price.
it’s unfortunate that Lexus lease programs are so bad right now (dealer fee or not) otherwise I’d be all over an NX or NX hybrid.
Finance either one and call it a day.

On my current car, drove to a supermarket at 7am. Parking lot empty, prob 100 empty spots.
I park close to the front. I come back out 10 minutes later and as I’m walking to the car I see a guy try to turn to park next to my car even though there were so many empty spots with no cars in the lot.
Old guy turns and rams my car right in the side because he didn’t make the turn correctly.
Zero fault of my own. I wasn’t even in the car. FL people are too crazy, too much stuff happens around here and now the flooding is a constant problem, let it be the bank’s problem, not mine. I don’t want to finance. Just gotta be patient and jump on the right opportunity.
