This is nasty all around. if you lease it your paying 56k in 3 years.
If you finance check for outside financing. Rates will likely be disgusting still
They quoted me $78k, I was thinking I could get a bigger discount for the 2023 model since there is pre-order list for the 2024 model.

no, I wanted a 2023 X5 with Msport but hard to find
It will be easier to find that than a semi palatable lease on an X6.
Dealer said they can’t go lower than $77k, anyone think I can get it lower?
Offer $76999, I bet they will accept it.

Say you magically shave off another $4,000 it’s still a ~$1,400/m lease 
What kind of discounts did you find from brokers when you were putting together your target deal before asking the dealer how much they wanted you to pay?
