Im not sure about the 18k miles buying up front. I just contacted the salesman saying I need 36 months at 18k miles.

How is the residual so low on this car isn’t it a fixed percent of the msrp?
Residual based on miles, this deal is 18k/yr, hence the lower residual.
On some makes the miles over 15k are prepaid at a lower rate then rolled into the lease. I’m assuming that’s what they are doing, those purchased miles are usually refundable too, so anything over 45k but less than 54k would get refunded.
