1st time leaser here - looking at a 2016 Lexus IS 300 AWD in Colorado at 36 months/10K miles. Here are the numbers I got from the dealer:

My questions below:
- Is this a good deal on the lease?
- Think I can counter for more off the cap cost?
- What is the residual for 36/12K?
- According to the Lexus website, first month’s payment is complimentary - why is that included as part of my drive off?
- Am I able to understand where the customer cash is going towards? With my calculations, it doesn’t seem like its going anywhere but the dealer’s pocket.
