2016 Leaf Deal - Please Help Evaluate

Hi,

Getting numbers from a dealer in Southern California regarding a 2016 Nissan Leaf SV. Wanted to get input on it please.
Msrp $35420
Selling price $29266
MF: 0.00003
Incentives: $1,000 dealer cash plus $11,250 Nissan Lease Customer Cash
32% residual (assuming 12k miles - I actually want 15k miles)

With zero drive off, he’s telling me $351 per month for 36 months with 15k miles.

My calc on here shows that’s almost $4k more than it should($12.6k total
lease cost vs. ~$8.8k). Not including CA state rebate. Any help is
appreciated.

The numbers don’t add up. I suspect the selling price really isn’t $29,266.
