I live in the Boston MA area and would love to lease the above mentioned vehicle with the M Sports Package, some tech elements, winter package. TrueCar Estimate is $48,255 and places the msrp at $52,295.
Help figuring out the Resid and MF would be awesome.
Also open to any pointers anybody might add.

Assuming you do not qualify for any fleet or loyalty discounts, try to shoot for this as your pre-tax monthly payment (not familiar with how MA tax is calculated/applied for leases):
I rolled in the $925 acq fee as part of your payment, but you could choose to pay that upfront at signing.
This would be a zero down deal (minimum drive off), so you would just pay first payment, registration and any MA taxes at the time of signing. If you decided to pay the $925 acq fee up front as well, then your monthly payment would drop by $27/month.

$45295 selling price is very aggressive and I doubt the OP can get it in MA. If OP lives in CA, yes, definitely doable and I know exactly dealership can get you that price without any drama. Truecar estimate of $48225 is actually pretty accurate. So figure $90 more on top of $476, $566/mon.

I’ve been investigating MSD’s as an approach to get a better deal. Is BMW offering those currently? From how it’s looking to me now, I’d probably max them out at 7 or whatever the max is currently.
The money spent on the deposits would come from my investment portfolio which averages 5% per annum, but it looks like I’d get a greater return on those dollars by sending them off to Germany for a few years in exchange for a lower MF.
5% per annum with these low interest and fickle stocks.!!! Tell us what your portfolio consists of lol
