I am looking for a 3 row car for my 4 kids…my wife has a minivan so this would be for me. Any suggestions on which of these cars will lease the best? Or, if you have a suggestion of a car we let me know.

As Jon posted above, your selection are not cars renowned for astonishingly favorable leasing deals (or fuel economy), which compels me to ask one simple question: do you have your heart and mind set on one of those specific vehicles?
Unfortunately I don’t as I’ve never looked at cars that can be equipped with 3rd row seating (but for Tesla, but that’s likely in a different payment category that where you prefer to say).
After days of looking at cars we have narrowed it down to:
Lexus gx 460
volvo xc90
vw atlas
They each have different pros and cons - kind of impossible to choose since they all have different things that we want. I think we will decide on which will come with the best deal. Any suggestions on which will have the best lease? We usually have to turn in the lease early so we will also need to look for the car that will have the best re-sale value before the lease ends.

I think they are referencing possible equity in the lease before the lease term ends. If no equity, they want to minimize negative equity on an early trade.
I get that. But that’s what residual values try to predict. You’re not really going to win either way. If the RV is too low, then you will pay more for the lease and have some equity. If the RV is too high, you will pay less for the lease but have negative equity. It’s a wash either way.
Just get a 2 year lease and then you don’t have to worry about it.
