To score this unicorn deal, @room122 found an ex-CTP vehicle discounted to $86,888. He then stacked incentives, bringing the effective price down to $79,098.
He knew that GM Financial set a wildly optimistic 24-month lease-end residual value for this truck: $77,447. With such a small delta between the price of the vehicle and its projected residual, there was hardly any depreciation expense on this lease — making a crazy $663/month payment possible on a $102K HUMMER.
Another factor was a lender tax credit. Unlike most states, Texas levies sales tax on the selling price, rather than on the monthly payment. This would have added $5,000+ due at signing in sales tax alone.
To get around this, lenders in TX will sometimes offer credits that offset a portion or all of the tax burden on leases. Lenders get these tax credits from the state when they sell their lease returns, analogous to getting a tax credit on a new vehicle when trading in an old vehicle.
For this deal, GM Financial was offering TX residents a tax credit on HUMMER EV that resulted in a 1.25% sales tax rate, saving thousands of dollars.

That BMW deal is absolutely insane. getting a $165k MSRP car for under $600 a month is basically robbery, even with the $23,500 in incentives. Quinn really lucked out finding the last 2024 on the lot like that.
