Thoughts on 2017 BMW 440i Gran Coupe Lease

I’ve got the following offer on the table for a 2017 BMW 440i Gran Coupe. It’s nearly fully loaded and have some rather unnecessary BMW M Performance parts installed that inflate the price a bit. It doesn’t quite meet the 1% rule as I’ve got to front $2800 but it seems like a good deal. I’ve got a corporate sales discount that should get me another $1500 off of this and bring that $2800 down to $1300. What do you think? Should I go for it?

Year, Make, Model, and Trim: [2017 BMW 440i Gran Coupe]

MSRP: [$64,210]
Selling Price: [$59,039.98]
Rebates: [$2500 Mnfg Rebate]

Months: [36]

MF: [0.00150]
Residual: [62%]

Total Due At Signing: [$2800]
Monthly Payment (incl. tax): [$650]

Looks pretty solid to me. Does the sales price include the 2500 rebate?

My understanding is that the sales price is before the $2500 rebate.
