I mentioned Malibu. But sorry you’re wrong. As a percentage of the millions of homes, the number that have burned is pretty small. You pick the fires you did, but over decades the numbers are small. Do you know how many millions of homes there are in Ca? Los Angeles and OC are mostly concrete jungles, all cement hardly any trees. There are repeated articles in local papers of how few trees there are and how the lack of trees keeps temps hotter for homes. Come down and take a look, even flying over you can see the vastness.

Sure, there fires occur. But they are just not statistically significant. The 2024 fire season, which was worse than average, destroyed 1,437 homes.
This is insignificant in a state the size of California. Sure some years are worse but even those years usually dont produce huge numbers of destroyed cars and homes.
I go cycling in Malibu all the time, I meant the homes right by the water in Malibu are all fine. Inland homes in Malibu burned over the decades and many have not been rebuilt. My point as has been stated is the number of total homes burnt in Ca is very small. Most of Southern California is like many large cities, just homes with minimal trees. The dry climate doesn’t contribute to a lot of growth. You can continue to believe the over hyped news media making it look like all of Ca is on fire.

My insurance agent said it is a good time to buy in FL now as bad as that sounds. Maybe buy up some land and sit on it?

Honestly, surprised that TX isn’t more expensive relatively to home values. Insurance costs are nuts here. People and roofing companies here put in insurance claims to replace a 15-20 year old roof that was “damaged by hail”
Insurance pays out $22k+ on a roof that normally costs $7k-$10k to replace. Apparently lot of carriers won’t write new policies (or have very high premiums) if the roof is more than 10 years old now

I assume if you have no neighbors, you wouldn’t. I might be looking into Asheville NC next year. Real Estate is good there but my life insurance agent said a lot of people are moving out cause they cannot afford to build back up
Now that I think about it, there’s an empty lot I know about with like 500 neighbors and it absolutely must have some kind of liability coverage because of the potential for rockslides. I guess it would be the same for any other property since injury or damage could occur to anyone just walking by.
