It is typically super easy to get on; most homeowners don’t do it or don’t care. A HOA’s biggest problem is usually having engagement and participation from the majority of homeowners. Then when the call goes out for board nominations, it’s crickets. So what happens is that the same people keep running it year over year, because no one else steps up. :man_shrugging:

I’ve done both HOA and PTA boards… and I’m done with it :joy: they are thankless jobs with little appreciation from anyone. Learnt a lot, but any time we ask for volunteers, everyone heads for the hills.

That’s why I can’t say anything bad about those orgs… if there are problems, quit complaining and go run it then :grin::joy:

Oh yeah, absolutely. I was just making the point that there are tons of people living on “the coasts” on very little cash flow.

I’m from Cleveland and currently live in San Diego. I’d rather make minimum wage here, work and rent till the day I die, than move back to Cleveland and live on those averages.

$100k in Cleveland proper is a dilapidated sh**hole, in an area where you’ll need a bulletproof vest to get your mail. Everyone who’s lived in northeast Ohio knows that it’s only cheap where the school districts suck and Kia boys are rampant. Go look at Zillow in Solon, Rocky River and Brecksville just outside of Cleveland and you’ll see the true picture.

Don’t get me started on the weather and economy there. It’s cheap for a reason.

100% agree. Having lived in sh*tty Midwest and east coast cities, would rather scrape by in SoCal by the beach than work for 40 years in a place I hate in order to possibly have 10 good years of retirement.

And that’s precisely my point, you’re making a choice. But I wish the media would stop assuming LA represents the entire country. Outside of a few coastal cities there is no housing affordability issue.

It would be like saying because a Porsche costs $150k, there’s a car affordability problem. Well no, it’s a Porsche affordability problem not a car affordability problem,

You don’t even have to go to cleveland. There’s so many pockets of places within driving distance of NYC/Philly/Etc that are affordable. And they’re in decent neighborhoods. No they’re not beverly hills but still decent areas to raise a family. SJ/DE/PA has so many hidden gems but people be like “I GOTTA LIVE ON CENTRAL PARK SOUTH FOR $500 A MONTH!” At least when I beg for M lites, it’s theoretically possible.

See how stupid it sounds, people don’t realize that we have to make compromises in our living arrangements. You simply can not have a 2500 sq feet home in Manhattan with a yard. But 1.5 hours away? Yes.

Unwarrantable means you can’t get a mortgage on it. Basically destroys the value of the entire HOA since it’s now “investors” only.

How do we feel about backup offers? Contacted by a seller’s agent on a property I was outbid and was asked if I wanted to put in a backup offer. Seems like the seller is concerned the buyer they picked won’t perform or isn’t performing. The current offer has home sale and financing contingencies, mine does not, which is why I did not outbid.

It’s not that far off either. Location aside, everyone wants 5 bedrooms and 3 bathrooms and a media room and a 3 car garage and all the shit on HGTV remodel shows.. God forbid a first home is a 900 sq ft fixer upper with only 1 bathroom.

And when they can’t afford the HGTV house, it’s all HOUSiNG Is UNAFFORDABLE!!! We need to ban private home ownership.

I just closed on my 3 bedroom condo on Long island. 1.5 baths, 1 car garage. Not the biggest place but fine for just me. I paid $322,500. I don’t want to spend 500/600/700k on a home.

It’s also the fact that people are more emotional regarding housing. They think that because they make X, they deserve X house. While I get it, things have changed dramatically since 2020. Labor prices, materials costs etc have jumped. Cost to build in SJ was around $150 per sq foot in 2018-2020. It’s now $200+. That’s cost of you’re a home builder, so no corporate profits. For a typical 3/2 1500 SQ FT rancher? A builder needs to sell at 400k to make a profit.

It’s the regret factor. They missed buying after the 2000 crash, the 2008-2009 crash, the 3% interest rates that stayed for a while. Maybe another comes again, but I think the mega financial institutions of the world prefer being your landlord and those days are over. The amount of money pumped into the system during covid is undeniable. In life, you need to learn to quickly get over the things that you missed or that bother you. No one catches everything.

We’re always fighting the last war. Homeowners got screwed hard in 2008, they don’t want it to happen again. Homeowners are probably the most supported political subgroup right now. Look at the DOJ vs NAR settlement. Who wins? Homeowners. Look at the Trump admin doing mortgage forbearance? Who wins? Homeowners. Look at Biden’s and other Democrat states stopping or slowing foreclosures? Who wins? Homeowners. Look at zoning laws? Who wins? Homeowners.
