Yeah I never pay that much for a hotel. Was a last minute splurge and was expecting the place to be a lot nicer.

That’s a whole other can of worms on hotels. The only true luxury hotels are Ritz, Four Seasons, some of “the editions”, and some of the Waldorfs. There are of course some special “one-offs” but that’s it for chains. Some of the others that used to be nice like Curios and some of the Marriott autograph collections have fallen off a cliff in quality.

Get CC branded hotel which give free night for their annual fee. While it has limitation on the hotel category, it’s not that difficult to use the free night for higher than your annual fee (chase hyatt, chase IHG, chase marriott)
Price wise for the area it was rated as luxury is what I mean. I was in key largo and that’s the most expensive one.
For $600/jight I could have stayed in Miami at the one hotel or many other actually luxury places. I guess they have a monopoly in the keys bc there’s not much there
Live and learn. Was just expecting more…literally tried to charge me for unreturned cheap pool towel… that’s not luxury style

Oh you’re in south beach? Woof. I do not envy your rental situation. I used to live next to Bayside on Biscayne over a decade ago. Rents were about 1/10th of that back then for the dumps by Lincoln (assuming they’re even still there and haven’t been knocked down by now) and it was still considered expensive as hell.
I would agree. Ritz and 4S have definitely been some of the nicer properties that I’ve been to, other than some one-offs, as you’ve said. You would also expect that given the price point and reputation.
I feel even the big brands like Hilton have gone downhill. Hilton used to be higher end, but in the semi-reasonably priced market…now it’s almost like they’re the baseline for getting into a decent hotel. Many properties no longer feel real luxurious and some locations haven’t done a good job of maintaining/updating. Now Hilton is almost like a Holiday Inn Express.

‘Used to be’ and ‘higher’ are rather relative.
Higher end in terms of the generic pool of hotels, where pricing is lower-mid tier and the properties can be found everywhere. For example, the Hilton is not a competitor to something like the Ritz - so we’re not comparing the two. I don’t mean that the Hilton was 5 star, world-class, or anything like that.
There’s a lot to add to that Luxury Hotel list lol. You forgot St Regis, Shangri La, Mandarin Oriental, Park Hyatt, etc lol. There is a lot of variance between hotels even the same brand though. A Westin in America is mid but can rival the Ritz in Asia.
Still expensive, the house which was selling for 400k around our area, it’s currently sitting at 600k, it will still sell for 530-550k.
I’m an all cash buyer and I’m still facing 6 or 7 competitive offers at every property I look at.
My HOA just passed the law updating their CC&R of not allowing anymore rentals in the neighborhood. People previously renting their homes are grandfathered in. The new people intending to rent would need to wait until some rental properties becomes owner occupied.
I bought this property as a future rental.

are your required to notify HOA prior to turning into a rental? I specfiically looked at bylaws prior to purchasing in an HOA and we have no restrictions as of now currently. Never say never though I guess.
Yes. The HOA not just requires your lease agreement but also contact details of the renters.
