Question about determining pre-incentive sale price on leases

When putting together a lease deal, the sale price before incentives and rebates is a very important factor. My question is: how do we actually determine that number? Do we base it on all the deals shared by forum members, on dealer invoice pricing, or something else?

I’d really appreciate a simple, layman’s explanation of the thought process behind how that number gets worked out.

Invoice is irrelevant.

What would be a good pre insensitive discount on i7 and X5 i40? Most dealers are willing to go to 11-12% without any real negotiation.

What year?

Just look through the BMW section in the signed cars section and look at the discounts.

What is the going rate in Marketplace
