Need Help! Can't match Dealer #'s

As far as I know, the dealer is being transparent with me. Sharing all the numbers with me.
However, I can’t seem to get close to their monthly payment.
Makes wonder if there’s something hidden in the numbers…
Can someone tell me where I’m going wrong?

2018 C300/4M loaner with 4,995 miles in NYC (buying in NJ).

MSRP: $47,725
Selling Price: $39,000
Cash Down: $0
MF: 0.0003 (Based on $k in MSD’s)
RV: 59%
Monthly Payment: $367.99 (Incl Tax)
Lease: 36 Months, 10k miles per year

Due at signing: $5811.99
Putting down Max MSD’s ($4k), First Month: $367.99, Acquisition: $795 and Fees: (Doc/Registration): $649

When I plug in the numbers I get a payment of $303. However, I didn’t include the MSDs in the calculator since he was giving me the discounted MF. (Which is less than what the calculator calculates when i put in the Edmunds MF (.00077), which is reduced to .00007 after MSD’s). So is he giving me a better MF?

Willing to put in the work. Just dont understand what am I doing wrong? Can a kind HACKR please help?!

It looks like you are putting tax into your lease payment? Also, did you calculate the residual correctly to account for the mileage?

I adjusted the sales price to reflect the added tax amount. I think a residual adjustment would make up the remaining discrepancy which is why I asked if the residual he posted was adjusted for mileage.

I think this is a bad deal. With the huge down payment you’re looking at the equivalent of paying $500+ a month with zero down. I’ve seen way better deals on here.

I asked what the was residual was and if it Factored in mileage and he gave me 59%.

MF seems low. Is it just getting more off of the sales price?

You pay the tax up front right? It didn’t show on your info so I assume it was included in your payment. I just added it to your sales price on the calculator.

So I should be adding tax to the sales price? Thought I just clicked the tax is levied on the upfront NY button? Am I doing that wrong?

Doing it that way in the calculator adds it to the amount due upfront. You seem to indicate that you are not being charged tax as a drive off so I assumed it was added to your lease payment. Hence the reason why I did it that way in the calculator.

Nvm didn’t noticed the 4K in MSDs my mistake.

Ok I did that wrong I guess. Not being charged tax at drive off. They’re included in the monthly. So I should not be checking that box? Which one should I be checking?

If you want to use the calculator in this way, it doesn’t matter which box you check as you will list the tax rate as 0 and calculate the tax by hand and add it to the selling price.

I suspect the residual you were given is the value before mileage reduction.

Is this the total tax information? Just the $97 and &1100?

I can get to within a $1 of the $RV by doing deducting:

(Odo - 4,000) * $0.25

Thought the formula was odo - 500 * .25?
