How To Tips on Negotiating

I’m new here and I just had a couple questions. I’ll be going into one of my local Mazda dealerships today and trying to lease a CX-5 GT with an MSRP of $31,455. I’ve seen it is common for people to negotiate a selling price of 8-10% MSRP based on some deals I’ve seen online(forums). I’m aiming for about 8% off MSRP which is about $29,000 before incentives which is not far off from Edmunds true market value of $29,900. Went to one other dealership but the one I went to gave me a horrible deal.

My question is how would I start negotiating for this selling price. Do I start off by saying I want 8% off MSRP right off the bat? Does 8% seem doable? What are some tips to start negotiating for my target selling price?

Here would be an example of the deal I’m trying to achieve:

MSRP: $31,455
Selling price: $29,000
Lease term: 36/12
Incentives and rebates: $860
Net Cap: $28,140

MF: 0.00001
RV: 58% ($18244)

Fees: I plan to pay fees upfront with no down payment (Acquisition, doc, reg & title, etc)

I have my base monthly at $301 with tax.
