HELP - Advice on 2017 BMW X1 lease

Let me know your thoughts on this deal… is it actually a deal?

2017 BMW X1 xdrive - Southern CA
brand new less than 10 miles - not a loaner
MSRP $47,395
Negotiated $7,000 off (including the $2k lease credit)
Adjusted CAP Cost $41,218
36 mo term / 10k miles per year
$0 drive-off
$489/ mo

Thoughts? Should I pull the trigger

It doesn’t meet the 1% rule, thus I’d say no. You’ve got to get more off MSRP and make sure MF isn’t marked up

MF is at buy rate (.00152), residual 61%. Discount is almost 15% off sticker on a brand new car… Are people regularly getting better than that?
Thanks for the feedback

Anyone have further feedback?

I think its a decent deal. If 0 drive offs than it is within 1 percent rule. If you had fleet could make it better maybe?

I saw a similar deal on a 2017 loaner in NorCal with 4K miles. 36/10K, $47K MSRP, $38K selling price, $2K BMW lease cash, $1K loyalty, 59% RV, .00152 MF, $0 down, $347 monthly.

If your MF and RV are accurate then the only lever you have is sales price (unless you want to put money down). The loaner with 4K miles seems to have trimmed $2K off the MSRP. I’d say either look for a loaner or try to make the argument the 2017 models are now last year’s model and should be priced similarly to a loaner.
