MF: 0.00030, can be lowered by 3 security deposits to 0.00006 (each deposit lowers by .00008 if im not mistaken)
monthly: $339 including tax
Cash due at signing: $2048.77 including $1050.00 (three refundable multiple security deposits), no money down just the fees
Do you think I can do better?
Attaching pictures of the deal exactly the way they gave me, please help me out here, I have a feeling they are screwing me over and not laying things out for me. New to leasing so cut me some slack. The only official discount they are giving me off the msrp is this preferred customer discount.

Down Payment: They Say its $0 down, but when I look at the paper it looks like its with $2497 down, and they also say its including all the fees which are shown on the other paper. (no idea how fees add up to so much)

Initially, I based my ideas on the advertisement they have of $309 a month (before tax).

So I went to the dealership and started to negotiate with them. They did not have the exact car in stock so they brought me one with an MSRP with $42,840, but he said they will base it off the advertisement.
I calculated out the deal in the ad to be arount ~395 a month including tax and 0 down (only fees) if you divide 2497/39 and add it to the 309.
But I have no idea how all the fees add up to $2497 like they write it? The fee paper says its 5,055.77 cash required on delivery but after that the guy told me I will only need to put down 2497 which include fees to get the lease for 390.
