Estimated official fees and taxes?

I cannot understand how to get the $2,768.55 in section 14 (Estimated Official Fees and Taxes) of a BWM/MINI leasing agreement in MA.

In MA there is 2.5% property/exercise tax based on car value and year. Based on the first property tax posted, the value of the car is determined to be $36,750.

The first year (04/2020-12/2020) prorated property tax is $620.16 (36750 * 90% * 2.5% * 9/12). In 2021, property tax should be $551.25 (36750 * 60% * 2.5%). In 2022, it should be $367.50 (36750 * 40% * 2.5%). In 2023 (01/2023-04/2023) before the lease ends, prorated property tax should be $76.56 (36750 * 25% * 2.5% * 4/12). The total property tax during the 36-month lease would be $1615.47.

In addition, there is MA 6.25% use tax $22.26 * 36, totaling $801.36.

They sum up to $2416.83, which is $351.72 short of $2,768.55. What am I missing?

Probably registration, title, plates and any other state fees.
