Where are you going to park this in the city? If not in your own garage or indoor spot it’s gonna get dinged up and valuation at balloon end will be even less. And another thing…WHO determines and HOW is value determined at 39 month mark?
The lease was the same as the Owner’s Choice payment, or did I just misinterpret your post?
For comparison. BMW is running a national lease for an IX50 for $699 a month. That is a $90K+ vehicle, which makes it an attractive lease. The national lease offer on a 2024 X3 is only $619 with $5K due at signing. (plus taxes, tags, etc.). You should be able to negotiate close to this with a bigger discount from the dealer.
Combined IL and City of Chicago taxes exceed 20% on a lease AFAIK.
The other deals need to adjust for these taxes to be compared apples to apples.

Unfortunately, you should have reached out to a broker earlier. “Typically,” December is the best time of the year for new car sales/leases. Once again, “typically.”

There was long mostly dead zone during covid, but there are generally great deals on something (or many things) throughout the year.
I don’t believe I’ve ever acquired a car in December, it’s just not practical to rearrange things so you need a car on December 28 every second or third calendar year.

OP can do better even at Perillo. The problem with Perillo is that they sell so many vehicles that they don’t have a large day supply inventory. The fact that OP couldn’t get a better deal out of them may be because they don’t have a lot of inventory.
Op, I would find a dealer with a high day supply of x3.
