Deal check 2025 CX70 PHEV - What am I missing?

MSRP $56830 Selling price $52767 Rebate $8500 ,24/12K, MF 0.0123(2.9%) RV 65%close to 37K

Just based on those numbers looks like a good deal right ? was shocked to know monthly payment $463 with 2k down.

I have attached the dealer worksheet below, it doesnt match my leasehacker calc-Leasehackr Calculator - Hack your next lease | Leasehackr

–> How the heck did they come to taxes of $1561 ? I live ohio, tax rate is 6.75% & I know its calculated on total lease amount : 463x24=10648 x 6.75% is 700 $ ??

Would appriciate if any of the hacker could give input ! first time leasing & actively following everyones advice.

Per the calculator they most likely bumped up the MF or you aren’t getting the residual listed (as they are not confirmed on the sell sheet.)

Isn’t the rebate also taxed?

$2K down or $2K DAS? If it’s the latter, your calculator shows an effective monthly that’s not that far off.

Your 1999 down payment, total lease cost, and total rebates are all taxable in Ohio. And possibly the doc fee.

All of this is secondary to knowing what your target deal looks like

The dealer WS is a pile of crap as it was done half-assed. There appears to be missing fees. I would do as @max_g suggests and create your own target deal (i.e., lease proposal). To that end, you may find this helpful…

This doc assumes that taxes are levied on the individual base payment streams as they are received (most states). However, Ohio levies tax on the sum of the base monthly payments. BTW, the Ohio dealer doc fee is 387.00 and is not taxable. Below is an example of a lease proposal originating in Ohio…

??? Let me know.

i didnt include that part but all those numbers are correct.

I have tried create one using your format with same numbers I was given , I just removed 2000% down payment. Lmk what do you think !

Typing a dealer proposal into another format isn’t moving the needle.

What is your target for discount percentage based on benchmarks in Signed Deals & Tips ?

You really should look at the posted pdf especially the part that states…

Organize all researched and vetted data with the goal of creating a one-page professional-looking lease proposal that reflects your target deal. The idea is to create your own deal, not replicate or reverse engineer the dealer’s deal.

My goal numbers I Posted in calculator link in post ,7.5% off msrp, 350/month and 4k DAS all of which dealer accepted.
But again its simply not coming out to be per dealer. :smiling_face_with_tear:

If the Money Factor / APR is under 4%, why put so much down upfront? If that’s how you need to budget - great, otherwise, that is a relatively cheap loan.
