What I was sent was initial discussion pricing from an acquaintance. It didn’t include the selling price. I totally understand I’ll want to know\analyze MF and selling price but from first cut does this look decent?

Need more info, tax rate sale price. Here is my go at trying to figure out the numbers assuming my MF is correct
